A complete home inspection is designed to give you as much information as possible about your home. Most of your inspection will include maintenance recommendations, and minor imperfections. However, the issues that we pay particular attention to fall into three categories:
- Major defects. An example of this would be a structural failure.
- Problems leading to major defects. A small leak in
the roof flashing, for example.
- Safety hazards. For example, improper wiring that
could cause injury or fire.
Our full inspections cover the following items, and more:
- Site: grading, drainage, retaining walls, walkways, driveways, patios, decks, porches
- Structure: foundation, slabs, basement, exterior walls, chimney, crawl space
- Attic/Roof: access, insulation, ventilation, framing, roof surface, flashing, penetrations, roof drainage system, overhangs, gutters, downspouts
- Garage overhead vehicle door, automatic opener, structure, fire separation
- Plumbing: main piping, distribution piping, waste and vent piping, fuel system, water heater
- Heating/Cooling: operation of system, condition, distribution/duct system, filters, thermostat
- Electrical: service entrance, capacity, electric panels, circuits, wiring, outlets, switches
- Interior: doors, windows, floors, walls, ceilings, fireplace, closets, stairs
- Kitchen: cabinets, counters, sink, faucet, garbage disposal, dishwasher, range, oven, built-in appliances
- Bathrooms: cabinets, counters, sinks, faucets, tubs, showers, toilets, ventilation
Our comprehensive home inspection usually takes 2 to 3 hours, and is followed up by a detailed, easy-to-read report.
